Sectional Title Survey

Involves sectionalisation of building wherein an individual can acquire ownership of part of the building called a unit. A property with building/s which were sectionalised is called a sectional title scheme. These can either be residential, commercial or industrial or mixed use buildings.

Certain areas (such as Gardens or Parking area) within the property can also be reserved for use by owner of one or more units within the sectional title scheme. These areas are called exclusive use areas. Every sectional title scheme comprises of three elements, owners’ sections, exclusive use areas and common property.

Residential

Sectional Title surveying of residential areas includes the surveying of buildings ranging from single story individual homes in a complex to multi-story blocks of flats. Owners of these units have rights to the common property areas in the scheme.

Commercial

Shops and offices are often sectionalised. This allows businesses to own a unit in a building or office park as well as enjoy rights to the common property areas in the scheme.

Industrial

Large warehouses and industrial factories are sectionalised to allow for the sharing of services, security and infrastructure.
